If you are going to have a "Tree change", even if only on weekends it makes best sense to have it where you have access to permanent water.
Water on this riverfront block can be diverted for stock and domestic purposes (but not for feed-lot purposes).
The block will carry about 20 head of cattle, and has now been divided into several fenced yards (since photo below taken). The northernmost boundary goes from the gravel road accross to where the river narrows, and the southernmost boundary is approx 20mm up from the bottom of the photo below. Baxter's Creek splits the block into 2 and follows the trees from the centre of the property through to the road (Clarence Way). The shed / weekender has been built on the top end of the 100 acre block.
The road north leads toTabulam (20 minutes if you forgot the milk) and on to Bonalbo, or further to Casino (45 mins) & Lismore (1 hr 15mins) . . . Only 20 kms before you hit the bitumen.
This location is
only 2.75 hours from the Gold Coast and a similar distance to Brisbane. . . . . just about the perfect distance to get away from reality and "chill out" whenever you need a break.   Like most "tree change" areas within driveable distance from the Cities, there is quite a lot of building activity in the surrounding district as hobby farm owners upgrade their blocks.  The big advantage that this block has is of course the 1 kilometre Riverfrontage and water rights. Just what you need to ensure continuing Capital growth.
Good riverfrontage blocks will only become harder and harder to aquire - our recent drought has emphasised just how valuable good water is. Other assetts are:-
There is a
phone connection through to the block and as well as the Colourbond "Weekender" shed, there is a 2nd (open at front) Machinery shed and a 22,000 litre concrete water tank with firefighter pump, and a small fruit orchard.
Tabulam township
hasn't changed a lot in years. A pub, cafe, takeaway/fuel stop
& hardware/farm supplies. . . . . what else do you need
?
