| Still in the hands of the original owners and developers the property comprises 5 Architecturally designed and purpose built Chalets and Restaurant built along a secluded private roadway through lush primary rainforest. The development only started 15 years ago with staking out of natural existing clearing and replantings & restoration of forest to extend the rainforest charm of ancient trees.. There is a Natural Spring on the property which has continually run since the current owners bought the land in 1990. Water supply is constant and reliable from a bore drilled through the volcanic basalt. Boundaries have been found and identified and boundary pegs or markers are in place. All improvements including landscaping,buildings, roadways & waste water treatment plant are approved by Council and registered where required. There is future approval from the restaurant, of a decked walkway and pergola extending into the rainforest. This would make an ideal spot for small Wedding Ceremonies. | The "Springers Chalets" have been designed for Couples to enjoy each other with a level of indulgence rarely experienced. A place to relax, revitalise and enjoy an intimate and romantic stay. | The Restaurant (seen above "dressed" for a small wedding) is fully registered and has a seperate business name. It features hand made Rosewood tabletops, glassfront gas fireplace for winter-night comfort and a full commercial Kitchen built to Health & Council requirements. Features include - Counterlevered stainless steel benchtops & shelving; 1200mm Gas, 4 burner + 4 burner hotplates with full sized oven; 3,2 & 1 phase power; Elecric Blanco fan forced oven; Salamanda; 3 door Stainless steel counter fridge; 14cubic foot chest freezer; frontloading commercial dishwasher; all necessary appliances, glassware, cookware, cutlery and cookware. This Kitchen is superior to that in most Restaurants twice its size and is comfortable for one, but will work well with up to 3 in the Kitchen. The property is ideally suited for a couple with a restaurant background who would love to enjoy the rainforest lifestyle. The current owners made the decision not to live on site and can operate the business efficiently and effectively. However there is plenty of potential for developing onsite accomodation. The Chalets are available for fulltime lettings with 2 night minimum stays. Currently, most Chalets are booked on weekends for 2 or 3 night stays and there is a good market for 5 day honeymoon packages. With an on-site Manager, the full income potential of the property will be increased by the ability to take 1 night bookings and capture the last minute pass-by bookings. |

| The owners successfully operated the Restaurant on Saturday Nights and were able to attract 20-25 people most nights. The Menu featured high quality 3 course meals with competitive Gold Coast pricing. Repeat Customers were willing to drive up specially from the Coast. Due to lifestyle choice, the owners have now limited the Restaurant to small functions such as intimate Weddings and "catered for" Group bookings where meals are requested as part of an overall package. The Restaurant also provides "value added" items for the Chalets such as Picnic or Breakfast baskets which have proved popular. There is great demand for the restaurant to operate as an a-la-carte facility evidenced by the many requests the owners have had to do this. The potential for at least 4-5 day operation, serving breakfasts and Lunch in addition to Dinners is significate, and would serve not only on site guests but day trippers who must pass the door to see many of the best lookouts. A high level of support was offered by the other local accommodation owners who were keen to see their guests having alternative choices for dining. Currently, by choice, the owners do not advertise the restaurant but found that most Chalet guests are delighted to stay on site for all meals if that is an option. It is anticipated that with Restaurant operation as described above annual turnover for the Restaurant would be significantly in excess of $100,000. All infastructure to fully service the site has been attended to. There is nothing to spend to take over the operation and continue the current level of operation. There is no doubt though that improvements and additions will add value and further potential. The business is now gathering momentum both from returning guests and recommendations from other guests to their friends and family. This property is recommended, the groundwork has been done, it awaits the right couple to take this inspiring development to it's next level and full potential. |
