13 units in the letting pool, one is a 3 bedroom, 2 are one bedroom and 10 are 2 bedrooms.  In the 8 years that current managers have owned the management rights, the letting pool has remained fairly constant, rising from 11 eight years ago, up to a peak of 15 and now at 13. There are 21 owners on site, one unit is with an outside
agent and one let by an owner. There is a good chance that these last 2 may be brought back to the pool. Healthy body corp sinking fund is a testament to the excellent overall management of the building.
The building was built in the 1980s and is truely a quality building.
The lift is serviced regularly, there are no leaks, basement car park is immaculate, lobbys and all common areas are "neat as a pin".
The garden maintenance is mainly just the lawns and hedges around the Managers unit. Bar-b-que, waterfront  and poolside areas are easily managed (by walking around) so overall yardwork is at a minimum.
Current managers use a manual system for rents but this could easily be changed to a computer system if new owners prefer.
As you would expect, there is
never any difficulty in finding top quality tenants.
This building would have to be one of the
