              Buyers who have in the past searched for Retreat & Conference facilities will be aware of how difficult it is to find anything suitable, or that can inexpensively be adapted.
This property already has retreat approval, is
totally private and just an hour away from Metropolitan Sydney. Finding this should make you feel like you have just won Lotto.
As it has primarily been used as a family residence, and only booked out for 1 or 2 weekends a month as an additional "interest" for its owners, there are no historical business figures that will assist a buyer in obtaining finance. Therefore for finance purposes you will need to rely on land and building values plus your own Business Plan, when applying for finance.
         The property of course will not suit everyone, but if you are seeking
a Retreat that can be adapted to suit your particular business plans . . . this just may be "the one".
The photos above will give you a "feel" for the Homestead but are only of 1 Bathroom and 2 of the 5 bedrooms, and the open plan Living.  It is a BIG HOME, and it too can be adapted to suit the new owners needs.
For example, the office (above) can be closed off at the Arch by glass doors  resulting in a "wing" which has Master bedroom with ensuite private lounge and the small office.
