An internal road loops around the complex with duplex style townhouses on either side. All have private outdoor entertaining areas and the development is elevated above its surroundings. Plenty of sunshine. The pool area is lovely, good plant & tree selection minimise leaf problems and there is an excellent adjoining Gazebo with stainless steel sink and bar-b-que
for residents to enjoy summer weekends.  Most residents also have a private bar-b-que in their own yards but this rather beaut residents facility is popular in the summer months. Tenants & owners are well trained to keep it tidy. For the last 5 years the complex has been managed as a one person business and
it is in immaculate condition. The lawns take a full mornings work for each mow, shrubs and trees are clipped and pruned as needed and a daily walk around the complex with the "blower" is all that is needed apart from a daily check on the pool area. Starting from the condition that this complex is in
not a hard job at all. There are no set office hours so you are not tied down at all and can manage your caretaking duties at times to suit yourself.In rather
unusual wording the agreement states that the office should be open "no more than 20 hours per week" which is very easy to comply with. (Speak to Terry for clarification.)The equipment inventory includes a 4 stroke mower, 2 stroke "shred & vac", 2 stroke edge trimmer, 2 stroke hedge trimmer, branch lopper, wheelbarrow plus assorted hand tools and for the pool there is a Vacuum cleaner + assorted "pool tools".  And a big shed to store it all in.

this is a happy place to live.   The bathrooms are good, there is a walk-in style robe in the master bedroom, built-ins in the other 2. A 3rd seperate toilet is on the ground floor plus a guests powder room, laundry,3rd shower and the single garage has internal access. (2 extra car spaces outside)
Access to the residence is either from the front lobby entrance which has the staircase leading up, or from the "on title" office located between the garage and the residence living areas.Great design with plenty of storage and good separation of living & work areas.
The image to the right is the front section of the office, it is more than double that size with another small "back office" behind stable doors . . . big enough for a second computer or plenty of room for storage.

Being a reasonably small Complex there is
not a lot of work.  Can be an easy one person part time business, a good second or "top-up" income .

Note as at February 2009. The fiscal report has been updated to the full year to 31st December 09. For half of the last year the Complex had 13 in the letting pool. Another was added July 08, to 14.  There is a chance that this may increase shortly to 15. This is the ideal small business and keeps on getting better.
