Having airconditioning &  fireplace it can be cool or cosy all year round.

The homestead building is in the shape of a square doughnut, the hole in the doughnut is an open air Atrium with pond and decking which seperates the 2 B&B suites from the Owners residence.  The B&B suites are rated 4.5 star, and tariffs include breakfast which is served in the owners dining room, access from either the Atrium or the wrap around 3 metre wide Verandah.  The 2 B & B suites share a common Entrance hallway, Lounge, plus an additional room sometimes used for massage.  Both suites have TV in the bedrooms and ensuite bathrooms, one with a 2 person spa bath and the other a full size normal bath. Both have bedroom access to the wide Verandah.

There is potential to further expand the business. Current owners have had plans drawn up to add two extra guest cottages which could be constructed at fairly modest price. Should it be a new owners preference, the B&B wing could also be converted to self catering and the business could be the current 3 lettings as self catering or with the expansion, a total of 5.  Either as part B&B and part self catering or all self catering this high earning  business can still be managed by 2 people without extra hired help.
