You are buying  caretaking management leases of Camping ground Parklands which have 18 years to run on  30 year leases.
The imposing  home which is a beautiful Queenslander is owned by the Park Manager and
leasehold owner &  consent to its erection on leasehold park land was given by the Authority.

This and other parklands in the Scenic Rim Regional Council boundaries are 
owned by Dept of Natural Resources, looked after by the  Council who in turn  contract managers to take care of and control the Parks.
The 2 Parks are about 10 kilometres apart. The larger of the two is 9.3 Hectares of which perhaps 70% is for camping and recreation and capable of comfortably accomodating up to 150 camp / Van sites on the busy long weekends.   The smaller Park is less than 1 hectare.
The Council pays a
monthly management fee which is adjusted each year to CPI .    The caretaking duties include Mowing and maintaining all grassed campsite areas, upkeep & cleaning of toilet blocks and  bar-b-ques, liaise & report to Council on any maintennance required for bar-b-ques, picnic tables, toilets etc, provide information to Campers on local attractions and activities.        The time taken for caretaking and maintennance averages about  20 hours weekly . . . more in Summer, and lesser time over Winter.
Included with the sale is all Rangers equipment needed including 2009 4x4 Turbo Deisel double cab Utility, Front Deck ride on mower, 9x5 tip trailer, Water Tanks, generator, pumps, blowers, saws, fuel containers etc. Total Value $55,000.         
This is the interesting part. . . . As well as the Care-taking excellent CPI adjusted monthly income the  Park Manager  earns substantial additional income by charging Campers camp fees for tent or mobile home sites.  This is at the per night rate of $5 per adult, $2.50 per child and $13.50 for families with up to 4 children. These fees (same price for over 5 years) are to be increased in October 2010 to bring them in line with current market prices and could move up by approx 30%.
Further extra money is earned by selling fire wood, Ice, drinks, lollies etc  from the downstairs
open kiosk  section of the House.  Fridges and freezers are also included with the sale.
Council receives no part of this income but has the right to set the rate charged for Camp site hire (see note above).
The Parks are open 7 days a week but there are no designated hours when the Manager must be "on site". This is achievable as the system used for Campers allows for self registration whenever manager is not on site. Campers select a site, self register by filling out a form which must be placed on their vehicle or tent, paying fee by putting  cash or cheque in envelope provided and then placing envelope in a security slot for Park Manager to pick up later.  Park Manager drives through and reconciles fees paid to sites being used.  This system in place now for several years ensures that as Park Manager you are not on duty 24/7 and can work your hours to suit demand.
It is important to note that Campers & Motor home owners are generally a pretty responsible group of people who cause minimum "dramas" and these Parks attract a very high rate of repeat business.

Demand for facilities is seasonal with peak times being the public holiday long weekends, Easter, the Christmas Holidays, the other shorter School Holidays. Normal weekends are also steady and Campers are encouraged to prebook their sites during these times as the main Park will comfortably only hold 450 to 500 people  Occupancy runs from up to 70 or so on a "normal" Winter  weekend to 150 campers in summer without any group bookings, to 450-500 at Easter and perhaps an average level of 300 - 400 at Christmas and other long weekends. These are averages and do not include some Caravan & Motorhome regular group bookings. The current Managers have set maximum numbers based on Campers being "comfortable" - it would be possible to squeeze more in in busy times, but the policy now adopted has resulted in a happier clientele which continues to build this business through positive "word of mouth advertising".
Toilets above, and playground below. There are no showers as most Campers have their own.
This is a fabulous Lifestyle business which would be ideal for a young family where Dad or Mum would like to be home when the kids get back from school.  The River runs along 2 of the boundaries where the big (with Home) Park is, a Park Playground & a cricket oval is in your front yard this will be like "adventureland" for the kids in your family. 
Alternately,  fit "early retirees" would be equally thrilled.  Apart from the Holidays and long weekends when you will "battle for time to count your money",  the rest of the year is a leisurely lifestyle with as much spare time as you want.

N.B. As you are not buying freehold property, borrowing capacity will be limited and  you will need to be (almost) a cash buyer or have other properties as security for borrowing against.
