| Note regarding current Marketplace for Townhouses and Villas (as at August 2010): Most buyers will be aware that there are quite a lot of properties on the market in the northern end of the Gold Coast in the $250,000 to $350,000 price bracket. Investors as well as home buyers will also be aware that there are more factors to be taken into consideration when assessing value than just price alone. For Investors, net yields on these type of investments will be only 3.25% to 3.5% after all costs. Montessa Heights has a history of better than average rents (average currently $360 per week), thus ensuring that returns will be in the higher end of the scale compared to surrounding suburbs of Arundel, Labrador, Biggera Waters, Helensvale, Southport, Molendiner and Ashmore.
